PLEASE NOTE: This is a general list to be customized based on the owner and project requirements


General Oversight

  • Review and advise the client in the selection and development of the project team including the architect, contractor and consultants.

  • Negotiate the contracts for the project team.

  • Assist the client and project team in developing and managing the overall project plan, schedule and budget.

  • Manage the entire project schedule to meet deadlines and end goals through continuous monitoring.

  • Act as facilitator collecting information from all project team members for development of the project design, construction, schedule, budget to aid in rapid decision making that is critical to keep the project progressing and on track.


Entitlement & Permitting

  • Attend meetings, submit permits on the owners behalf and promote resolution on issues as a single point of contact for local jurisdictions, the project team and legal council.


Pre-Design & Design Development

  • Develop a design schedule with the design team’s input.

  • Attend all design and consultant meetings, tracking and monitoring the design development along with client requested design changes.

  • Work with the client as the plans develop to explain the impacts associated with any change and review available options.

  • Assist in reviewing submittals, proposals and design documents.


Construction

  • Assist the owner in selecting a contractor for the team after issuing requests for proposal to potential general contractors.

  • Attend all construction meetings, review meeting notes, visit the site, review progress, quality of work, observe and report on required inspection tests and monitor the construction schedule all the while reporting back to the owner.

  • Review contractor’s schedule of values, requests for information, cost proposal requests.

  • Receive and review all change requests submitted by the owner, architect, contractor or consultants.

  • Assist the architect in reviewing alternatives, substitutions, and value engineering suggestions for the owner’s review and approval.

  • Assist in the review of submittals and pay applications with the architect and advise the owner.

  • Coordinate and supervise the preparation of punch lists and ensure a commissioning plan is in place and executed as the project nears completion.


Move-in

  • Assist owners in defining desired scope of work.

  • Recommendations for project team.

  • Interview architects, designers and general contractors.

  • Review estimates and level bids.

  • Assist the owner in identifying and purchasing new fixtures, furniture, equipment.

  • Identify and manage existing furniture to be relocated or disposed of.

  • Assist the owner in engaging a moving contractor.

  • Coordinate delivery and installation of all owner furnished fixtures, furniture, and equipment with the contractor.

  • Monitor and review the installation and move-in activities.


Construction Consulting


Close-out

Payment

  • Coordinate testing and start-up of utilities, operational systems and equipment as well as owner’s training for the operating systems.

  • Collect all final drawings, owner’s manuals, specifications, warrantees for the owner’s files.

  • Close out the construction contract and insure lien releases have been completed.
